Our Terms and Conditions...

 

* A maximum of 7 people, plus infant who will sleep in a cot, can be accommodated at any time. The cottage will be prepared for the amount you specify on the booking form and we require written notice of any change to your party. There will be a charge for additional people.

 

* Telephone/postal/email bookings will be held provisionally for up to 10 days until the receipt of the booking form and deposit.

 

* The property will be available from 3pm on the day of your arrival and must be vacated by 10.30am on the day of your departure.

 

* Smoking is not permitted in the cottage under ANY circumstances.

 

* Any damage or breakages must be reported, and recompense made according to the individual circumstances of each incident.

 

* A non-returnable, non-transferable deposit of 25% is payable on booking. If booking for arrival within 6 weeks, the balance should be paid in full. Five weeks before your holiday, an invoice will be sent the balance should be paid in full three weeks before your arrival.

 

* Cancellation should be made in writing and we will do our best to re-let the property, otherwise the balance will be expected to be paid in full. All circumstances will be considered and the fee may be waived in certain situations. Please note that when you book any holiday you are entering a legally binding contract. It might be that you decide to take out Holiday and Cancelled Booking Insurance to safeguard your holiday, should you need to cancel or cut short your stay, for whatever reason.

 

* We reserve the right to terminate the agreement/booking without refund of money if the behaviour of any guest is considered unacceptable, if the number of occupants exceeds that stated at time of booking (unless agreed prior to the guest’s arrival), or if guests are found to be smoking in the cottage.

 

* If the accommodation is unavailable for any reason, we shall refund the full amount paid. Our liability is limited to the refund of such monies.

 

* Please note that property and vehicles are left on the site at the owners own risk. We also request that children are not allowed to roam around the farm unaccompanied due to areas of water, heavy machinery, etc
